Vintage Oaks Palm Beach Gardens: A Look at One of the City’s Newest Townhome Communities
If you’re looking for new construction in Palm Beach Gardens but don’t necessarily want to spend $800,000, $900,000, or more on a new single-family home, there is another option worth putting on your radar: Vintage Oaks.
Located in Palm Beach Gardens, Vintage Oaks is a new gated townhome community being built by D.R. Horton. With three-bedroom homes starting in the mid-$600,000s, it offers buyers an opportunity to own brand-new construction in Palm Beach Gardens at a lower price point than many of the area’s newer single-family communities.
As a Palm Beach Gardens-based Realtor who specializes in new construction, I think Vintage Oaks is particularly interesting for buyers who want newer construction, a convenient location and a lower-maintenance lifestyle.
Where Is Vintage Oaks?
Vintage Oaks is located in western Palm Beach Gardens, with the sales center at 11471 Vintage Oaks Circle West, Palm Beach Gardens, FL 33412.
The community gives residents access to the broader Palm Beach Gardens area, including shopping, restaurants, schools, recreation and major roadways.
One of the advantages of buying in this part of Palm Beach Gardens is that you’re surrounded by a significant amount of new development. That means buyers aren’t simply purchasing a new home—they’re buying into an area that continues to evolve.
What Are the Homes Like?
Vintage Oaks currently offers four townhome floor plans in D.R. Horton’s Emerald Series.
The homes feature:
- 3 bedrooms
- 2.5 to 3 bathrooms
- Approximately 1,640 to 1,871 square feet
- Two-story designs
- One-car garages
- Loft or flex-space options in select designs
- Modern kitchens and bathrooms
- Smart-home technology
The four floor plans currently include the Abingdon, Banbury, Dawley and Callington.
Pricing for the available plans currently begins around $659,990, although actual move-in-ready homes can be higher depending on the floor plan, homesite, upgrades and timing. (D.R. Horton)
And that’s an important distinction when shopping new construction: the advertised starting price isn’t necessarily the price of the home you’ll actually want to buy.
Current Vintage Oaks Pricing
As of October 2026, D.R. Horton is advertising the community from approximately $659,990.
Current published base prices include:
Floor Plan | Approx. Size | Bedrooms | Starting Price |
|---|---|---|---|
Abingdon | 1,640 sq. ft. | 3 | $659,990+ |
Banbury | 1,728 sq. ft. | 3 | $674,990+ |
Dawley | 1,871 sq. ft. | 3 | $689,990+ |
Callington | 1,803 sq. ft. | 3 | $704,990+ |
Current move-in-ready homes are being offered at prices above those base figures, with availability and pricing changing as homes sell. (D.R. Horton)
Prices, incentives, inventory and availability can change, so buyers should verify the current numbers before making a decision.
What Amenities Will Vintage Oaks Have?
Vintage Oaks is designed as a gated community with amenities intended to make townhome living more convenient and social.
Planned community amenities include a:
- Swimming pool
- Clubhouse
- Tot lot/playground
- Lake
- Gated entrance
The homes also include features such as stainless-steel appliances, granite kitchen countertops, quartz bathroom countertops and D.R. Horton’s connected smart-home technology. (D.R. Horton)
For buyers who don’t want the maintenance that comes with a large single-family home and pool, that can be an attractive combination.
Who Is Vintage Oaks Best For?
In my opinion, Vintage Oaks is worth considering for several different types of buyers.
First-Time Buyers
For someone who wants to get into Palm Beach Gardens new construction without moving into the higher price ranges of many single-family communities, Vintage Oaks provides a more attainable entry point.
Relocation Buyers
If you’re moving to Palm Beach Gardens from another state, a new townhome can simplify the process. You’re getting a new home with modern finishes rather than inheriting the maintenance and potential renovation requirements that can come with an older property.
Buyers Looking for Lower Maintenance
Not everyone wants a large yard, a large pool and all the maintenance that comes with a single-family home.
A townhome can provide more of a lock-and-leave lifestyle while still giving you three bedrooms and more than 1,600 square feet of living space.
Investors and Future Buyers
New construction can also be interesting from a long-term perspective, but buyers should carefully evaluate HOA fees, rental restrictions, taxes, insurance, financing and the surrounding resale market before purchasing as an investment.
Vintage Oaks vs. Other New Construction in Palm Beach Gardens
This is where things get interesting.
Palm Beach Gardens has a growing selection of new-construction communities, but they aren’t all competing for the same buyer.
You have larger single-family communities, 55+ communities, luxury developments and townhome communities like Vintage Oaks.
That means I wouldn’t recommend simply asking:
“What’s the cheapest new construction in Palm Beach Gardens?”
Instead, I would ask:
“Which community actually fits the way you want to live?”
Someone looking for a large luxury home will have a very different set of priorities than someone looking for a three-bedroom townhome with a pool and minimal maintenance.
That’s why I recommend comparing the home, HOA, location, builder incentives, included features, upgrades and resale potential before choosing a community.
My Take on Vintage Oaks
I think Vintage Oaks is an interesting addition to the Palm Beach Gardens new-construction market because it fills a specific niche.
You’re getting a brand-new three-bedroom townhome in Palm Beach Gardens starting in the mid-$600,000s, with a gated community and planned amenities.
That’s a very different proposition from buying a $1 million-plus new construction home.
But here’s the part I tell my buyers:
Don’t walk into a builder’s sales office and assume the first price you see is the best deal.
Builder incentives, financing programs, upgrades, homesite premiums and available inventory can all affect the actual cost of your purchase.
And you should understand what you’re comparing before you sign a contract.
Thinking About Buying at Vintage Oaks?
If you’re considering Vintage Oaks or another new-construction community in Palm Beach Gardens, Avenir or surrounding Palm Beach County, I’d be happy to help you compare your options.
I recommend contacting me before going directly to the builder’s sales office. I can help you understand the different communities, floor plans, available inventory, builder incentives and what you’re actually getting for your money.
You don’t have to buy the most expensive house to enjoy Palm Beach Gardens.
Sometimes, the right home is simply the one that fits your lifestyle and your budget best.
